We provide a centralized reservation department with a state-of-the-art computerized reservation and golf package system and toll free reservation service throughout the US, Canada and United Kingdom.

Our agency also books through the industry’s leading travel sites, including Expedia, Hotels.com, Orbitz, Booking.com, Hotwire and Priceline, as well as owner-direct sites like Airbnb and VRBO. We provide prompt response to hundreds of email inquiries weekly. Our experienced reservation staff is knowledgeable of the properties represented and the needs of today’s vacationing public. In addition to our training program, all reservationists are required to complete a hospitality training seminar to make sure they are capable of providing top notch customer service.

Maintenance Services

  • Professional-quality painting of interior and exterior areas to directed specifications.
  • Installation and repair of laminate flooring, tile and carpet.
  • General plumbing repairs to sinks, showers, toilets, water heaters and garbage disposals.
  • Installation of items throughout your unit including bath and kitchen faucets, ceiling fans and large appliances.
  • Pressure washing of deck/patio areas, walkways and unit exterior.
  • Positive relationships with area contractors for all other services or repairs needed.
  • Carpentry work including the installation and repair of doors, windows, shutters, trim and deck areas.
  • Completion of monthly or routine procedures including HVAC checks, filter changes, light bulb changes, water line tests, dryer vent cleaning and mold inspections.

Housekeeping Services

Our management services include the marketing and promotion of your vacation rental unit by staff. You can access your Owner Portal on our website to view availability, monthly accounting of rental income, and related expenses. Our full-time housekeeping and maintenance services are available 7 days a week including supervisory departure clean inspections and routine maintenance inspections.
With the understanding that each property is unique, we have multiple management agreements designed for the specific property. Our fees are lower or competitive with other area management companies.
Our team of trained maintenance technicians are available 7 days a week to respond to guest and owner service calls. We have trusted relationships with local vendors for any large repairs needed in your rental home.
We want to continually earn your partnership. Our contracts allow for a 30 day cancellation notice so you know we’re always working to be your very best option.

Our owner-partners get paid promptly each and every month. With access to your personal Owner Portal on our website, www.beach-vacation.com and direct deposit, our owner-partners are informed with up to the minute details and get paid faster than others may offer.

We lead the way in marketing to prospective guests looking for vacation rentals in the Myrtle beach area. With an aggressive marketing budget, our in-house marketing team deploys a variety of comprehensive marketing campaigns annually through Google & Bing PPC ads, email marketing, social media, print media, and the leading third-party booking channels in the world (Priceline, Expedia, Travelocity, Hotwire, Air BNB, VRBO, Orbitz and others). We also maintain a prominent social media campaign with over 37,000 “likes” and “followers” on Facebook.

Our leading revenue management team focuses on a dynamic rate yielding system. Determining the best way to maximize your rate has many factors such as market trends, local functions, number of bedrooms & bathrooms, location, and historical data for comparable units. In a condo environment you will see many different ADRs (Average Daily Rates) due to this dynamic yielding. Meaning, we will adjust the daily rate of your unit based on supply and demand. We feel this is the best way to optimize the most intelligent rate for your property. While others “set it and forget it,” we work every day to optimize your property’s revenue and/or financial production.

Our in-house marketing team will feature your property in promotions and specials throughout the year to highlight your property and deliver interested shoppers to book your property for the first time or year after year.
